Turkey Interest Rate Cut to 36%: What Property Buyers Should Know in 2026

Published

Türkiye cut its policy rate from 37% to 36% on 22 October 2026. For a foreign property buyer, that changes the financial backdrop, not the price or eligibility of an individual apartment. It is neither a mortgage offer nor a reason to rush a deposit.

The useful question is what the decision changes in your own purchase. A cash buyer bringing dollars has a different exposure from someone borrowing in lira. A family buying a home to live in needs different calculations from an investor pursuing Turkish citizenship by investment.

What the central bank changed

The Central Bank of the Republic of Türkiye reduced its one-week repo auction rate by 100 basis points, or one percentage point. Its 22 October decision, numbered 2026-45, also lowered the overnight lending and borrowing rates.

Overnight lending40%39%
Overnight borrowing35.5%34.5%

The bank retained a restrictive stance and said future decisions would be made meeting by meeting. It also left room for tightening if the inflation outlook deteriorated materially and persistently. A single cut is therefore not a published schedule of future reductions.

Turkey's policy rate fell from 37 percent to 36 percent on 22 October 2026, a reduction of 100 basis points
One percentage point lower. The policy rate is not a retail mortgage or deposit quote.

Does a 36% policy rate mean cheaper mortgages?

It does not tell you what a bank will lend you, or at what price. Treat a statement such as “rates have fallen, so your finance is ready” as an invitation to ask for the actual offer.

If borrowing is part of your plan, request a written illustration showing the loan amount, currency, repayment schedule, fees, insurance requirements and total repayment. Establish whether the quoted rate is monthly or annual. Ask how long the offer remains valid and whether approval is conditional on the property or your income evidence.

A mortgage expressed as a monthly percentage cannot be compared directly with the central bank’s annual policy rate. Nor should a buyer assume that a cheaper offer available to one borrower will be available to a foreign applicant with a different income profile.

For a citizenship purchase, get advice on the proposed financing structure before signing. Do not assume that the entire listing price counts towards the qualifying investment if part of the transaction is financed. Our real estate citizenship guide explains the purchase checks; the funding arrangement needs its own review.

For cash buyers, the first calculation is different: how much of your home currency will reach the seller, and when?

The exchange rate can matter more than the headline

A buyer earning dollars or euros should start with the currency written into the contract. Is the price fixed in lira? Is it linked to another currency? Can the seller revise it before transfer? A favourable-looking exchange-rate movement is of little use if the contract allows the price to move with it.

Here is a deliberately hypothetical example, not a current exchange-rate quote or a forecast:

Fixed property price: TRY 20 millionHypothetical exchange rateDollar cost before fees
Scenario ATRY 40 per US dollar$500,000
Scenario BTRY 42 per US dollarAbout $476,190

The difference is about $23,810, although the lira price has not changed. The reverse movement would increase the dollar cost. These are simple currency calculations, not evidence that a particular property qualifies for citizenship.

Before transferring funds, compare the bank’s executable rate rather than a headline conversion on a screen. Include transfer charges and the conversion spread in your budget. Agree the payment dates with the purchase team so the banking evidence and transaction documents describe the same deal.

Foreign-exchange documentation also matters independently of whether the currency move helps you. Read our Döviz Alım Belgesi (DAB) explanation and prepare the source-of-funds evidence before money starts moving. A last-minute paperwork problem can be more expensive than an unfavourable day’s exchange rate.

Will the cut push Turkish property prices up?

The rate decision alone cannot answer that. A seller may talk about stronger demand; a buyer still needs evidence for the particular unit. Ask what comparable properties have sold for, how long they took to sell and how their condition differs from yours. Asking prices are useful context, but they are not completed transactions.

Compare alternatives within a realistic catchment. An apartment near a transport connection in Istanbul and a seasonal home in Bodrum need different occupancy assumptions and different resale comparisons. A national interest-rate headline cannot choose between them.

Also separate a rise in the lira price from a return in your own currency. If your eventual spending will be in dollars, calculate the result in dollars after purchase costs, running costs and selling costs. For a rental property, test a period with no tenant and a maintenance bill. The purchase should make sense without assuming another rate cut or a higher resale price.

The citizenship investment is a separate decision

As checked on 25 October 2026, the official acquisition and citizenship guide lists a minimum qualifying property investment of US$400,000, with a restriction on resale for at least three years. Citizenship remains subject to the authorities’ decision. The monetary-policy announcement does not replace those conditions.

That distinction matters when a listing is advertised as “citizenship ready.” A price above $400,000 is not, by itself, a completed eligibility assessment. The property, seller, valuation and payment evidence must be examined together. Our pre-deposit property checks for 2027 buyers address precisely that problem.

Keep the investment amount separate from the rest of your budget. Legal work, translations, transaction charges and property expenses need their own allowance. A buyer who commits every available dollar to the advertised price has no room for a valuation problem or an unexpected cost. Use the citizenship cost guide to build a purchase budget rather than treating the minimum threshold as an all-inclusive package.

What to ask before paying a reservation deposit

The most valuable response to the rate cut is a better set of questions, not a faster payment.

  1. What exactly am I reserving? Get the unit details, seller’s identity, price currency and the date until which that price is valid.
  2. What happens if the checks fail? Have the refund terms reviewed before paying. A verbal assurance is not a substitute for a contractual provision.
  3. Can I complete without a new loan offer or a helpful currency move? If not, make that dependency explicit before committing.
  4. What is the total cash requirement? Include the property, transaction costs and an allowance for holding it. For a citizenship purchase, plan around the required holding period rather than an early exit.

Our guide to buying property as a foreigner covers the wider purchase sequence. The interest-rate news belongs inside that process, not above it.

How Easy Turkish Citizenship can help

At Easy Turkish Citizenship, we help buyers connect the property decision with the citizenship process: assess the proposed investment, coordinate the purchase checks and prepare the application steps. We start with the transaction you are considering, rather than assuming that a lower policy rate makes every property a better buy.

For an initial discussion, tell us your preferred city, approximate budget, whether you intend to use financing and whether citizenship is part of the plan. You do not need to send passport copies or bank credentials with your first enquiry. Ask us to review your purchase plan before committing to a reservation payment.
