What Happens After the Three-Year Citizenship Investment Hold?

The three-year anniversary is an exit window, not a command to exit. Once the required hold is complete, a Turkish citizenship investor can usually sell the qualifying property, release a deposit or redeem an eligible fund position. The sensible choice still depends on price, tax, currency and what the asset is doing for the family.

There is also a procedural step people miss: a restriction recorded for citizenship purposes may need to be removed from the relevant registry. Waiting three years does not mean every system updates itself at midnight.

Which date starts the clock?

For property, work from the official title record and the date of the three-year commitment, not the date you first paid a reservation fee or received citizenship approval. The Land Registry’s investment guidance controls the annotation and its removal.

For a deposit, fund, bond or fixed-capital route, use the date recorded by the certifying institution. A product statement may show several dates: transfer, conversion, settlement, custody registration and restriction. The regulator’s confirmation is more important than the label on a bank statement.

Put the anniversary in the file six months early. That gives time to locate the original conformity document, check the registry and plan the exit without accepting the first buyer or redemption date available.

Property: remove the annotation before the sale

The Land Registry’s current guide states that the three-year commitment annotation is removed at the owner’s request once the period has expired. A current title extract should then confirm the position.

The sequence is straightforward:

  1. verify the exact expiry date from the title record;
  2. request removal through the competent title office or the available digital process;
  3. obtain an updated record showing the annotation has gone;
  4. only then complete the resale documentation.

This matters because a buyer’s lawyer will see the annotation. An expired restriction that remains visible can hold up a closing even when the three years are over.

Selling is not always the best answer

Ask four questions before listing:

  • What is the likely net price after tax, brokerage, repairs and currency conversion?
  • Is the tenant producing an acceptable yield, and when does the lease end?
  • Would the same capital earn more elsewhere after transfer costs?
  • Does the family still use the home or need a Turkish address?

A citizenship apartment bought for the threshold is not automatically a good resale asset. Compare completed sales in the building, not advertised prices in the district. If the property was sold with a guaranteed-rent promise, model the income after that promise ends.

Deposit, fund and bond routes

For the $500,000 bank-deposit route, maturity is not the only date that matters. Ask the institution holding the funds to confirm in writing that the citizenship restriction has ended before moving the balance. Then decide whether to retain the account, convert currency or transfer proceeds abroad.

For an eligible investment fund, check the fund’s own redemption calendar, valuation date, notice period and liquidity terms. The end of the citizenship hold gives legal freedom to redeem; it does not rewrite the fund rules.

For each route, preserve:

  • the initial investment evidence;
  • the conformity certificate;
  • statements covering the full holding period;
  • the release or annotation-removal confirmation;
  • sale, redemption and transfer records.

That archive is inexpensive insurance if a later passport, civil-registry or compliance process asks how citizenship was acquired.

What happens to citizenship?

Completing the investment condition and disposing of the asset after the required period are different from concealing facts or using false documents. A lawful post-hold exit does not normally undo the citizenship grant. The official framework sets the hold as a time-limited condition, not a lifelong ownership requirement.

Early removal is another matter. The Land Registry states that an early request can be communicated to the citizenship and migration authorities. If you are before the anniversary, stop and obtain case-specific advice rather than testing the system.

A 90-day exit plan

At day minus 90, order the registry and custody records. At day minus 60, obtain tax and price estimates. At day minus 30, instruct the institution that will remove or release the restriction. After expiry, confirm the restriction is gone before signing an irreversible transaction.
